Summary:
Our plan calls for developing a 126 hectar island in the Philippines and building a Pirate Theme vacation complex utilizing 17th century architecture on the outside, with modern amenities inside. This will include a fortress restaurant / pub / dock whereby the fortress will have over 50 replica cannons that can be used for 'live firing' and mock fortress battles. There will also be two 17th century 'replica sailing ships' which will also be used for tours and mock sea naval battles.

Development includes 70 cottages and a village area. A small 'colonial' village for persons wanting to live on the island. A Southeast Asian maritime museum housing shipwreck artifacts from all over SEA is also included in the development.

One end of the island will be reserved for more modern activities having a Dive Shop and fishing boats that are not of a “Period Vintage.” In this manner we can also provide well rounded Vacation Packages to our guests.

DETAILED DESCRIPTION;

Our business is land development for tourism (local and world wide markets). Pirate’s Rendezvous will be the only known resort in the world, which will operate with a Pirate theme from the 17th century, sailing vintage replica vessels equipped with all of the accoutrements of the period. Pirates Rendezvous will also have the added features of a Southeast Asian Maritime Museum, Pirate Museum Historical performing arts as well as talented Filipino performances.

Couple this with the Historical Colonial Village atmosphere and “Period Residential Community” and Pirates Rendezvous truly becomes a “One of a kind” vacation destination and unique “Living History” residential establishment.

Our market will be the Tourism and Resort sector. From 1998 to present tourism has increased significantly to 3.09 million arrivals in 2007. Tourist arrivals for 2008 reached at 3.9 million arrivals. Figures for 2009 tabulated 4 million arrivals from January to August.

The Philippine Department of Tourism target for 2008 is U.S. $5.8 Billion in tourist generated revenue. This is up from $4.885 Billion in 2007, which was a 40.99% increase over 2006.

Currently there are no such 'Pirate Theme' type resorts world wide. This will be the first so we do not have any direct competition at this time.

As this is a Start Up development project. The next 3 years estimated turnover and profits are as follows; 3 year turnover @ US$10 to $14 Million with profits @;
a) First year: US$3.72 Million to Zero (based on 25% Resort occupancy and 25% 'Period Townhouse' & Lot Sales w/$10 Million or $14 Million initial development loan).
b) Second Year: US$16.18 Million ($4.88 Million @ 50% Resort occupancy and $11.3 Million w/ 25% of 'Period Townhouse' sales).
c) Third Year: US$32.36 Million ($9.76 Million @ 70% Resort occupancy and $22.6 Million w/ remaining 50% 'Period Townhouse' sales).

Funds are for; Land development/leasing, resort construction, maritime museum and replica old sailing ships.

We prefer a Joint Venture but are open to other ideas. The Joint Venture scenario would have the principle investment repaid in 36 to 48 month, and the equity partner then continuing to share the profits.

Investor will get a share of the Gross Income from the Lots Sales, 'Period Townhouse' sales (US$45,200,000) and yearly Resort profits (US$9,765,000).
