Our country's land agreement is as such that if I go for a collaboration deed with the landlords then I have to go 50-50 partnership. As I am doing the whole investments for contraction accept purchasing land that is why I have to provide him with 50% of the no of square feet. So the cash flow projection, I made is totally based on the rest of the on. If square feet that flows the agreement of deed.

Total land area 5.5 katha:

5.5 katha X 720 square feet = 3969 square feet.

As per RAJUK (Bangladesh Rajdhani Unnayan Katripakkha) rules 30% less for 5th floor.
So 3969 square feet X 30% less = 2772 square feet.

Average 2850 square feet X 5th floor = 17100 square feet total land area build up building.

So 17100 square feet X US 17$ = US 2, 90,700$ cost for build up a building and land lord 50% acquisition than calculation is as such

Office cost & worker cost per month US 1000 $ X 36 month
= US 36000$ in 0ne project.

Total cost US 2, 97, 00$ + US 3, 60, 00$ = US 3, 26,700$

17100 / 2 (As per agreement) = 8550 square feet.

Sell 8550 square feet X US 50$ = US 4, 27,500$

So Profit US 4, 27,500$ - US 3, 26,700$ = US 1, 00,800$ average.

For several years, our Islamic community in Turnhout ( Belgium) is rapidly growing. As a result, the mosque is bursting out. Every day people are unfortunately performing prayers beyond the walls of the mosque (on the sidewalk or street) since the mosque is overcrowded. The space for the sisters is so full during prayertimes that we are obligated to ask people to stay home, even though this is a prayerhouse of Allah (swt) and everyone is welcome to worship their Creator.

Our search for a new and better place of worship is unfortunately being hindered by lack of funds. Every week, representatives of mosques in nearby areas visite to ask financial support for their projects. Indeed, in Europe is Islam a fast growing religion.

Fortunately we do not want to be left behind. If we see our brothers and sisters in the Netherlands, Germany, France and England make progress, we can not stay asleep. The pressure within our own community grows. People naturally want their children to have a proper Islamic upbringing and education in this Western country.

At this time it is very difficult to obtain enough financial support in these regions, Muslims in Europe also suffered badly from the financial crisis. And because our 'neighbors' still seek support in nearby mosques, we would like to address the question to the far abroad. Maybe there is someone who wants to financially boost this multicultural community in the Name of Allah. After all, anyone that builds a house of prayer for Allah, if only the size of a bird's nest, his place will be in paradise.

Our mosque counts 75m² (square meter) for a Muslimcommunity of over 1000 believers. It goes without saying that we face great dificulties at ramadaan nights, at Djumu'a prayers and during ied ul Fitr/ ied ul Adha. Out of respect for our Christian neighbours, we must solve these problems. Surely the Prophet has advised us to be good for our neighbors, whatever their religion or origin.

The project that we as a society are striving to, is big. It includes several subprojects:

- prayer room for men

- prayer room for women

- Separate sanitary

- classrooms to provide our community an Islamic education

- meetingplace for our Youth

- activity space for the younger sisters

- Library

- retail and office space

- Parkingplace

It is our intention to buy a new (existing) building to create a multipurpose cultural center. Below is a photo of the building. The price is estimated arround 3 million €uro. At this moment our community has saved up about 1/6th of the total price. Unfortunately, at this rate, we will be unable to achieve our project in this or the next generation. We ask Allah (SWT) for guidance in our search for support.

1. Introduction: Charoen Pokphand Group (CP Group) intends to open up more 12 projects in Bangladesh in collaboration with a Bangladeshi company (MRK Enterprise, NWK 8/B, A-1 south, Road-50, Gulshan-2, Dhaka-1212) besides their existing projects on turn key basis. Their projects will consist of chicken slaughtering and processing plant, feed meal project and aquaculture meal project approximately in total area of 100 acre land. CP intends to take up this project on lease basis initially for 40 years with the Bangladeshi company, where they will provide 25% of the total project cost which will include land value and infrastructure cost to the Bangladeshi company. Whereas the Bangladeshi company will provide CP the land and will construct the infrastructures for all the above mentioned projects. Being in close association with MRK Enterprise who had already supported CP in Bangladesh, they are interested and desire to implement their future projects with MRK Enterprise on the basis of mutual understanding and existing business relationship.

m. S. Alam & Company. This Company was established in 1970 to manufacture sewing thread (both spun polyester and cotton). It is a family business of MRK Enterprise in which, the Proprietor owns a good number of shares along with other family members.

n. Barlaw Packers & Shippers. MRK Enterprise owns 50% share of this company. The Main Activity of this company is working as clearing and forwarding agent (C&F), Transporter and Carrier. Most of the clients of this company are Multinational Companies, different type of UN Organizations and approximately 14 embassies in Bangladesh.

7. Financial Forecast: It is assumed that total BDT 800 cores needed to implement the total 12 projects in 12 sites in approximately 100 acres of land including land and infrastructure cost. Land will be purchased by MRK Enterprise and infrastructure will be also constructed by MRK as mentioned in the introduction and all these factories will be on lease in favor of CP by MRK for forty years. In lieu of lease, CP will give MRK a cheque of 25% of the total cost and an advance for cheque for 15 years lease money by cheque to MRK Enterprise. This total money (cheque for 25% of the total project cost and lease money for 15 years) paid by CP will be given to the Bank who will sanction the loan on turn key basis. In addition, the whole project would be also mortgaged to the concerned Bank. So view the financial forecast will stand as under:

a. Total Cost of the Project: BDT 800 crore

b. Any recognized Bank Cheque given by CP of the total cost of the whole projects: BDT 200 crore

c. 15 years lease money of the project paid by CP: BDT 544 crore aproximate (3.3 crore per month aproximate)

d. Total money will be paid to the Bank: BDT 744 crore

e. The Bank only needs to provide: BDT 100 crore (approx.) to MRK against the cheque given by CP and against the mortgaged of the total project.

f. Liability. MRK has got only TK. 50 lac as loan from ICB Bank, which will be paid to the Bank once the loan is sanctioned or process of loan is being made.

NB: For all individual projects or for the total project professional feasibility report or project profile with financial forecast will be provided during loan sanction process.
