Looking investor for big shopping mall project (it will be in Oman)

My project is about big shopping mall like Dragon Mart in UAE, it will be in Oman & required $130 million.

Please I don’t want to west my time if you are spammer.
I want investor for my project who should agree with this:
• I don’t want loan.
• I want investor who will be my business partner until I pay full his money what he invested to start my project and his share will be from profit 80% and my 20% until I make his full payment within 15 to 20 years.
• No upfront fees or advance payments before funding. .( all charge fee will be paid after funding only)
• Grace period from 3 to 4 years
• All transactions closing, including signing of hand over document for fund release must be via face to face. .(in Oman)
