i have got the amiri suite for the first 5 days of ramdhaan. it can contain up to a minimum of 5 people. i have purchased it recently and not used the timeshare yet and have got all the deeds now aswell. also the lease term is 25 years so you can do whtever you want in that time. eg sell it or rent it. from what i have been told is that you can rent it out for about £1250 to £2500 for the first five days of ramhdaan. the actual price that i am willing to sell it for is £14950. the reason why i want to sell it that i need the money for some other reason. if you have any questions you can contact me on [deleted]

It seems this project is not as promised. If you are non saudi then don't buy. It's full of empty promises and misleading or incorrect information.

Recently Cendant who owns RCI pulled out of the project, but of course it was after taking their fees.

Saudi Prince and NYSE firm involved in Mecca Scandal.

HRH Prince Faisal bin Mugrin bin Abdulaziz, son of Prince Mugrin head of internal security, Al Muttahed a leading Saudi development firm listed on the Saudi Stock Exchange and Northcourse owned by Wyndham a NYSE company have been involved with a property scandal in the holy city of Mecca(Makkah) Saudi Arabia.

Le Meridien Hotel Towers Makkah offered a noble and spiritually rewarding product to Non Saudi's however this blessed gift is nothing but a shameful con.

The product was exclusively marketed globally by North Course based out of Dubai with ambitions of being the leading timeshare advisors, managers and operators in the entire Gulf region.

In cahoots with Saudi firms, (Saudi Amjad/Al Muttahed (a Saudi StockCompany) & Al Fassel Global Services) Northcourse, the creators of this project have been perpetrating a holy sin, marketing and promising the blessed gift of owning property in Holy Makkah close to the prophets Mosque to Non Saudis knowing full well that what they were doing was illegal, immoral and plainly deceiving buyers.

Le Meridien the hotel chain purported to be the timeshare resort managers through disclaimers denies any association with the project

"It has come to the attention of Starwood Hotels & Resorts Worldwide, Inc., (Starwood) that units at Le Meridien Towers Makkah hotel in Saudi Arabia are being offered for sale or rent as condominiums or timeshare by third parties. These timeshare units are not offered, licensed, sponsored or endorsed by Starwood, Le Meridien brand or any Starwood affiliates.

Starwood and Le Meridien brand disclaim any relationship with such timeshare or condominium units."

Apartments have also been sold to non Muslims as North Course claimed the investment would reap huge financial rewards, with the developer (Saudi Amjad / Al Muttahed) being aware to what was going on and signing contracts and issuing title deeds.

How can the Saudi Government condone this kind of scandal, this blasphemy in the Holy City? Northcourse, Almuttahed and Al Fassel Global Services need investigating and serious action taken against them, using the holy city for business purposes and cheating faithful out of money in this way is shameful.

The Saudi, other Gulf authorities and Allah (peace be upon him) should punish the perpetrators of this evil crime. Muslim companies, communities, mosques and Governments around the world should boycott doing business with the companies mentioned above.

I was a victim of this scam so I don't recommend buying anything at all in Mecca, Saudi Arabia. The sentiment stated above is all true - the money was stolen, no deeds were received, no phone calls returned, no faxes answered - complete thieves.

For Muslims who are supposed to be extremely honest and fair - especially in the holiest city of the world - it is a real shame. I don't suggest buying anything there at all.

I am saddend to hear the stories of people who've not gotten what they've paid for and any other evil thing that has taken place with regards to the Makkah timeshare program.

I do not represent anyone except my family and myself. I'm an African American Muslim revert, alhamdulillaah. From the time I became Muslim, I wanted to perform hajj and alhamdulillaah I did as a gift from Allaah ( I was sponsored). After performing the hajj I had the to desire to perform umrah as often as Allaah permitted and alhamdulillaah I've gotten that opportunity. How, by being a owner of a Makkah Timeshare property.

This may sound crazy, but we purchased this property site unseen. Never would I've done that in the USA, but I just happened to run across a site that advertised the purchase of such properties. I couldn't believe it, mashaAllaah. I had my husband read the specs and he couldn't believe it. We contacted Investors Provident out of the UK. The agent sent us brochures, etc. So we prayed istikharah and now we're the pround owners of a 25 year lease property (with deeds and signed contracts). MashaAllaah tabarakAllaah

We didn't go visit the first year of the completed project, . We hadn't prepared to travel to Saudi on our own. We went to check on our property for the first time this past year 2008 and are planning to go this year 2009 inshaAllaah.

We own two weeks during Muharram, but last year when we were making arrangements, we found that the embassy wasn't giving out visas in Muharram. I got on the phone, called and emailed Al-Muttahed and was told that it was ok and that we could come whenever we got our visas. We just needed to give them a months notice for reservations. Alhamdulillaah we went and performed umrah last year while staying in our suite in Makkah. We aslo took my grandsons (ages 7/8). Also, because we didn't go the first year, we still had those two weeks and we could even defer those weeks for a later time (year, month, etc.).

I am so sorry for what has happened to many of you, but I just couldn't sit by and not speak about my authentic experience. Not everyone has had a bad experience or been ripped off.

I pray that Allaah rectify the affairs of all those who've been mistreated and had monies taken with nothing in return. Remember no one gets away. They will pay. We must also look to find as much as we can of the story.

I pray that Allaah continues to shower His bounties and mercy upon my family and me, ameen.

Deeds

According to Saudi Law it is not permissible for Non Saudi Nationals to

1. Own
2. Rent
3. Lease
4. Have right of use

Of ANY property in Mecca

The purchase of these units was supposed to give us non Saudi’s the right to own and use the apartments be it for 25 years for part or whole OWNERSHIP of the property in Mecca. The above law could be the reason why we have to get our own visa despite assurances when buying that we would have an automatic right to an entry visa as we OWN property there.

The paperwork or deeds as AlMuttahed refer to and issued by them are not legal, this has been verified by my US attorneys. This could explain why mine and I trust all others do not bear any Saudi Government registration or notary public stamps.

The above concerns are highlighted further by the fact that

1. The papers issued are not bankable
2. Units can not be rented
3. Units can not be sold

We have all been cheated I have taken this issue up with the Saudi embassy in DC they spoke very nicely on the phone and requested documentation which was provided now I am chasing them a resolution.

I dont know how does the title deed looks like from Al Muttaed but i have a title deed given by the Subsidery company of Bin Laden Group who is the developer of ZamZam Tower and strongly believe that the sokouk program is legal with sharia law.

There is some confusion here - the issue with legality and cheating is for the Meridien project.

Zam Zam is legal and OK as it falls under WAQF

The Saudi Real Estate Law

Regulation of Ownership and Investment in Real Estate by Non-Saudis

ARTICLE (5)

With the exception of a transfer through inheritance, Non-Saudi may not obtain the title, easement or use of real estate located within the city limits of Mecca and Medina. This excludes obtaining title if it is associated with endowing (Waqf) the owned real estate, according to Sharia Islamic Rules, to a certain Saudi Agency, provided that the Supreme Council of Endowment shall have the custodial rights to the endowed property.

Negative List (Activities excluded from Foreign Investment)

The Supreme Economic council (SEC) approved the list of economic sectors from which foreign investors will be excluded under the new Foreign Investment Law. The economic activities that are not open to foreign investors are:

Real estate investment in Makkah and Madina.

Tourist orientation and guidance services related to Hajj and Umrah

AsSalaamu alaikum

This is an update to my previous comment.

We did goforumrah this year, but we didn't stay at the timeshare, because they've requested the contracts and deeds back. AlMuttahed said that they bought the property from Amjad and do not honor the timeshare program.

We had a friendof ours that lives in Madinah and worksin Riyadh deliver the documents. We were toldit would take upto90days before we receive a refund.

As of today, we haven't heard from them nor received any refund. We'restill within the 90 day period. I think we're about the 60 day mark.

InshaAllaah, we'll call them tomorrow to get an update.

Anyway, I wouldn't trust any of them (i.e.ZamZam). If you have any investment with them, ask for your money back or sell it back to them. Don't try to sell it to someone else, because I don't think they'll be able to use the property.

Don't buy from anyone trying to sell a timeshare there. As I said, you more than likely won't be able to use it and may end up trying to get your money back like the rest of us.

I'm not worried, fore qiyyamis is true and all those that don't fear that day and take peoples money will have to pay then. So they either pay now or pay later. Either way they're going to pay. No one gets away.

Amjad is a subsiduary of Al Muttahed a Saudi Stock firm. They transferred ownership as they wanted to raise money by selling shares. So they are liars the reason why we can't use it is that it is against the law as stated on this page nothing to do with transfer of ownership which was illegal since they did not own the property we did...they have stolen from us using the holy city as bait....people that do this have no moral values thus their action or inaction in refunding our money or even the curtosy of returning our calls, fax and email shows they are insincere dogs

Salaams..

I have one big appartment(2 appartments joined into one) in the Marwa Tower (Abraj Albait/Zam Zam). I have stayed there already, so rest assured that there was no problem with the purchase of the appartment. I am the title owner and i have the title deeds. With my appartment you can use it as a time share & receive income from it being let out by the Rothana Groupe (U.A.E) or you can keep it to yourself. The view from the appartment is Haram view. The appartmet is fully furnished, and is still brand new. Its just like a hotel, only thing, you have your own room in that hotel ..lol
