Project Title : Propose Condominium on Lot 215, seksyen 63, Jln Persiaran Stonor, Kuala Lumpur

Cost analysis by quantity surveyor at 2010 :-

1) Construction Cost : a) Basement - 10,500SM @ 2,500/SM = RM 26.59 Million
b) Tower - 36,500SM @ 3,500/SM = RM 127.75 Million
Total = RM 154.00 Million

2) Land Cost : Land Size is 33,890 square feet at 2,400/ sq ft = RM 81.40 Million
Total construction cost with purchase of land (1+2)
RM 154.00 Million + RM 81.40 Million = RM 235.4 Million

3) Gross Development Value : Net Floor Area (NFA) is 330,000 sq ft @ 1,200/sq ft
= RM 396 Million ( 30 storey )

NB : Sale price at 1,200/sq ft is a conservative estimate as the market price is easily around 1,600 to 1,800 / sq ft.

a) PROFIT MARGIN IF AT 1,200 / SQ FT = (RM 396.225 million) = RM 171 million
b) PROFIT MARGIN IF AT 1,600 / SQ FT = (RM 528.225 million) = RM 303 million
c) PROFIT MARGIN IF AT 1,800 / SQ FT = (RM 594.225 million) = RM 369 million
