I need a Joint Venture partner to help me buy a resort in America. This resort is one of the largest in the state and it was the largest resort in the world when it was first built. It is currently offered for a fraction of what it would normally cost. This is because the parent company went into administration and it is currently owned by the bank however the resort itself is currently making profit and does not have any of the financial problems its parent company had. To build it today it would cost over $1.5 billion however it is currently offered for $300 million USD. The current owners are very eager to sell the asset quickly. I have secured 80 percent of the funding needed to buy this resort and I need the other 20 percent to secure the deal. The Joint Venture partner will need to therefore invest $60m for a 20% to 40% stake in the resort.
It has over 2,000 rooms and suites. Additionally it has ten restaurants (three of which are by a celebrity chef). It also has its own 65,000+ square foot shopping centre, wedding facilities, fitness centre, outdoor heated swimming pool, sauna, golf driving range, 50-lane bowling alley and convention centre. It also has a full-service health spa, hair salon, health club, limo or town car service, nightclub, parking (different types), supervised child care/activities, banquet facilities, business centre, multiple conference/meeting rooms and secretarial services. On-site recreation includes a climbing wall, bowling, and golf. The resort offers many other services as well.
The resort already has an experienced management in place however I will also hire a veteran manager to manage it. He has over 27 years experience in management, design, marketing, operations and internal controls problems of resorts. He has consulted to hotels all around the world. In particular, he has over 13 years experience in America where he was president/manager of two large resorts. He transformed both resorts from perennial losers into incredible successes. He will be able to increase our profit by 25%.
I also have another team of managers on standby, they have around 160 years experience in hotel management between them. We will hire them if we need them.
I will not take an income for myself until the Joint Venture partner has made back their money. In three years time we will be able to sell the resort for at least $850 million USD. The resort is currently making profit. My goal will be to increase this profit. The Joint Venture partner should expect a ROI of 100% in the second year.
Summary:
• The 2000 suite resort costs around $1.5b, it is for sale for $300m
• 80% of funding is secured
• I require the remaining 20% to complete the deal, the Joint Venture partner will receive 20% equity in the resort, however if we close the deal quickly then I can double the investors equity to 40%
Steps to acquiring the resort/casino:
1. We set up a joint venture company and the Joint Venture partner will own 20% to 40% of this company
2. We will send a letter of intent to the current owner
3. The investor will invest 20% of the final asking price ($60m)
4. We instantly receive the remaining 80% of the funding needed
5. Our joint venture company will successfully buy the resort
6. We will hire a new manager
7. And begin the marketing campaign
