We have been in the real estate industry since 1988 and have built a lot in Kolkata India and surrounding areas catering to residential and commercial units. We have always worked slowly and steadily to get stability in the market and have a good grip. The market is growing very fast and the real estate market is booming in India: there are enquiries about more than 5,000 units in one state every day. The rate per unit is skyrocketing.
Our company has executed a number of projects. Now we have quite a bit of strength in the market in terms of execution. Now at this position we are looking to expand and want to complete some good projects.
My aim is to stick to one industry and make it a real big in the Indian market but I am stuck due to lack of finances. I have lucrative projects in hand and also have the manpower to execute any number of large projects.
I am looking for an investor to build a relationship and do projects together. I don’t want investors for one project, but want an ongoing relationship. I want to continue with them on a long-term basis. I need financing for the whole project: to buy land and for the development. These are the 2 areas where the money is going to be spent on.
This is the right time to invest in real estate projects in Kolkata, Hyderabad, Jaipur, Raipur, Indore & Amhedabad and there are huge profits to be made on projects like integrated townships. The breakeven point of the real estate market is very fast in India for a township project: it would take 2 to 3 years at most.
Once we buy the land and the plans have been sanctioned, we can start selling the units. However, if we can wait until the apartments are being built the more we can get (i.e. not sold off plan).
