Capital required to purchase one floor in Dubai property development, 93% profit guaranteed.

Salaams,

I am currently a part-time Property Investor.

I have negotiated a worthy deal to buy a whole floor in a new development near the Palm Jumeirah in Dubai.

This towering masterpiece is strategically located with easy access to nearby beachfront luxury hotels, including the 7-star Burj Al Arab, shopping arcades, beach clubs, golf courses, and other leisure facilities such as the Wild Wadi water amusement park.

The details of the deal are as follows:

(1) Off-plan development was publicly launched in January 2006 to investors and buyers alike and completed in December 2007. This is a 24 month investment.

(2)This floor will consist of 12 apartments with one and two bedrooms.

(3) The total floor area is 12,352 sq ft at a rate of 1125 AED per Sq. Ft = 13,896,000 AED / 6.5 (AED to £) = £2,137,846.

(4) The developer requires a 25% deposit = £534,461 only, will cover the remaining balance and will handle the marketing of the property.

(5) The best part of this deal is the developer will guarantee (through contract) a minimum selling price of 1,325 AED per Sq. Ft. and guarantees that all apartments on the floor will be sold within 24 months. Anything he makes on top of that amount, per Sq. Ft. is his profit (so he has a vested interest).

Profit for investment= 200 AED per Sq. Ft (guaranteed) * 12,352 = 2,470,400 AED / 6.5 = £380,061 in 24 months.

(6) I need a fellow investor to cover 100% of the deposit. I will take 7% of the final profit for a finders fee.

This still leaves 93% profit for the fellow investor.

I need a good and honest investor please as I want to build a good business relationship where we can invest in these opportunities on a regular basis.

So far I have had two individuals who have come forward for this deal and both have been found to be scammers.

Anyone who is suspected or found to be trying to scam money out of me will be reported to Scotland Yard. I DO NOT have time for timewasters.
